Investment Score, Growth, Timing, Demand, Risk, Liquidity, AI Fair Value, appreciation ranges and the Scenario Engine are model estimates computed from measured data by transparent formulas we publish in-product. They are not guarantees of value or return. Comparable and historical figures do not guarantee future results, and every model carries error.
District medians, ADR and sample counts come from our own daily scraping of FazWaz, Hipflat, DDProperty and DotProperty. We trim outliers and show the sample size and a confidence label next to figures so you can judge how much to trust each one, but listings data can be incomplete or wrong. Occupancy, satellite, traffic and construction signals are on our roadmap and are labelled as such — we never turn a feed we do not have into a number.
